THE CHALLENGE

A relocation that could not be managed as a simple real estate move

KONE France, a major player in urban mobility solutions, needed to relocate its headquarters and operational activities within a constrained timeframe while supporting more than 400 office employees and field technicians.

The project combined office, logistics and business activities within a highly operational environment requiring continuity, flexibility and strong employee adoption.

KONE recognised that the relocation could become an opportunity to rethink workplace organisation, logistics flows and hybrid work practices while significantly reducing underutilised space. The challenge was also highly cultural: preserving collaboration and avoiding the symbolic separation between office employees and operational teams.

PROJECT OBJECTIVE

Transform a complex, time-pressured relocation into a strategic opportunity to optimise space, modernise work practices and strengthen the employee experience across a unified campus.

Relocate HQ and operations within a constrained timeframe

Reduce underutilised office and logistics space

Redesign warehouse flows and operational processes

Deploy flex office with strong employee adoption

Preserve collaboration between office and operational teamss

APPROACH

From workplace strategy to the design & build of a unified operational campus.

AREMIS supported KONÉ throughout the entire transformation programme, from strategic framing to operational delivery. The programme combined workplace strategy, site selection, hybrid workplace design, logistics optimisation, flex office implementation, change management and full Design & Build coordination.

01

Workplace Strategy

Strategic framing and workplace scenarios to define the target operating model before any design decisions.

02

Site selection & decision support

Mobility studies, occupancy analysis and executive workshops to align operational, cultural and organisational objectives.

03

Hybrid workplace design

Flex office implementation designed for strong employee adoption, integrating digital workplace tools and new working practices.

04

Logistics optimisation

Redesign of warehouse flows and operational processes within a unified campus combining office, logistics and showroom functions.

05

Change management

Structured programme to support employee transition, preserve team collaboration and ensure operational continuity throughout the relocation.

06

Design & build coordination

Full coordination of design, planning and construction phases — from concept to handover of the unified campus in Colombes.

DELIVERY

Office, logistics and showroom — one coherent environment.

The project ultimately resulted in a unified campus in Colombes combining office, logistics and showroom functions within a coherent operational environment.

AREMIS also conducted mobility studies, workplace scenarios, occupancy and flex office impact analysis, and executive workshops designed to align operational, cultural and organisational objectives across the organisation.

The transformation enabled full digital integration of workplace tools and new working practices, reducing the environmental footprint while improving workplace attractiveness and employee experience.
