THE CHALLENGE

A headquarters that needed to become a destination, not just an office

Baloise Belgium, one of the country’s leading insurance groups, launched a major headquarters transformation programme to modernise its workplace environment and align it with evolving employee expectations and hybrid work practices.

The objective was to transform a fragmented and traditional office environment into a more collaborative, flexible and experience-driven workplace while maintaining delivery control across multiple buildings on the estate.

Baloise recognised that the headquarters could no longer function only as a traditional office environment. The workplace needed to become a hub for collaboration, culture, and employee engagement. The transformation also aimed to create a scalable workplace model replicable across additional Belgian sites.

APPROACH

Delivering an end-to-end workplace transformation programme.

AREMIS delivered a full Design & Build programme combining workplace concept design, space planning, collaboration environments, executive and meeting spaces, training facilities and phased renovation coordination — across multiple headquarters buildings throughout a 12-month execution plan.

Workplace Strategy & Design

Comprehensive workplace concept combining occupancy analysis, space planning, flexible work settings and ABW principles to support the transformation agenda.

Space Planning

Design of all office floors, collaboration, employee dining and supporting areas across the two main buildings across 13 floors and 2 buildings.

Collaboration Environments

Specialist design and fit-out of high-use collaborative spaces including training facilities, ideation labs and breakout environments designed to support hybrid teaming.

Training & Experience Spaces

Designed learning and experience spaces using modular, configurable furniture creating a reusable training environment aligned to the organisation’s learning strategy.

Renovation Coordination

Design, procurement and construction coordination over the 460-m² total transformation footprint, combining abatement testing, design delivery and site delivery control.

Sustainability & Circularity

Full lighting transition and retro-cycling of more than 2,500 items of furniture from the old campus in reintroduced to the renovation properties.

DELIVERY

A phased transformation across three buildings.

The programme was structured into three interdependent phases to allow Baloise to maintain full operational continuity throughout the transformation — relocating teams across buildings as each phase was completed and commissioned, ultimately creating a singular, coherent destination campus.

PHASE ONE – BUILDING A, FLOORS 1-5

Pilot transformation of the first five floors establishing the workplace concept, material palette, neighbourhood model and employee experience benchmarks for all subsequent phases.

PHASE ONE – BUILDING B + COLLABORATION CORE

Rollout of the full neighbourhood model across the second building, combined with delivery of the collaboration core — training facilities, ideation zones and shared learning environments spanning two floors.

PHASE ONE – FINAL FLOORS + CAMPUS COMMISSIONING

Completion of remaining floors and full campus commissioning, including furniture retro-cycling programme, lighting transition and final employee transition — creating a single, coherent headquarters experience.

The transformation introduced a collaborative, activity-based work environment across the headquarters campus — while meeting sustainability targets and maintaining full budget and delivery control.

Approximately 11,000–12,000 m² of transformed area across 13 floors in 3 buildings — creating a fully renewed environment for 1,300 employees.

Collaborative and activity-based work environments, dedicated team hubs and new meeting and training facilities supporting hybrid work at scale.

CIRCULARITY

Full LED lighting transition and the recycling of more than 2,500 pieces of furniture from the old campus reintroduced into the renovation properties.
